Is Mold Sampling and Testing Always Necessary?

Mold sampling and mold testing is often necessary as part of a mold inspection.  But, not always...  The most important step in determining if a structure has a mold or moisture problem is a comprehensive mold and moisture inspection.  A qualified mold inspector should methodically inspect a structure with an eye towards past or present moisture intrusion or visible mold like growth.  This is accomplished by the inspector's visual observations and data they gather by using a moisture meter or infrared equipment.  Should the inspector find suspect areas of moisture intrusion, air sampling can be helpful.  If visible mold growth is seen, a surface sample can identify the material to confirm that it is mold growth.  And, if it is mold growth, the type will be identified.Toxic Mold Sampling black mold testing

If no signs of moisture intrusion are present and there are no known past instances of water intrusion, sampling is likely an unnecessary expense.  Exceptions to the rule would be when a building occupant is experiencing health symptoms that are inline with mold exposure problems, or when a building occupant is especially sensitive to mold related health problems.

The best method for determining if a structure has a mold or moisture problem is to always begin with a thorough mold and moisture inspection.
