Toxic Mold or Black Mold Inspection?

What is a toxic mold inspection or a toxic mold inspector?  In reality, there is no difference between what I call a standard mold inspection or investigation or a toxic mold inspection or toxic mold investigation.  "Black mold inspection" is also just another term for the same thing.

A "toxic mold inspection" (or simply a "mold inspection") should consist of a few key elements:

  1. Water intrusion investigation
  2. Visual inspection
  3. Collection of microbial samples (mold samples)
  4. Detailed documentation of findings
  5. Recommendations, including a mold remediation scope of work if applicable

The main point of a mold inspection is to communicate, in an effective manner, the condition of a property with respect to mold and water intrusion.  In general, the average mold inspector does not have the credentials necessary to comment on the health impacts of mold and mold exposure.  I recommend contacting a health professional for mold related health concerns.
