Toxic Mold or Black Mold Inspection for New Home Purchase

A "Toxic Mold Inspection" or "Black Mold Inspection" can simply be called a "Mold Inspection".  There is no difference.  "Toxic Mold" is a term that much of the public is familiar with and thus I have used it here for clarity.  House with Pool.jpg

As part of the due diligence for the purchase of any apartment, condo, single family home, or investment property, a mold inspection is critical.  Real estate is expensive and water damage and mold can be costly items to repair. 

A mold inspection is essentially a water intrusion inspection.  Good mold inspectors will investigate all the various ways that water can enter a structure from the exterior and the interior.  They will also determine if any water intrusion has caused mold to grow.  Some of the best mold inspectors will go a step further and point out preventative maintenance items.  Attention to preventative maintenance items can help prevent future water intrusion and mold growth.

Water intrusion, even without mold growth, can be very expensive to repair.  A simple water leak behind kitchen cabinets can cause thousands of dollars of damage quickly.  The relatively small investment of a quality mold inspection is well worth the time and expense.
