Marketing Strategy
As you are likely aware, all over the country there are many homes that are being reclaimed by the mortgage companies who provided the loan to the purchaser. A good portion of these homes have been not well maintained or have been abandoned for some time. Many of these properties are being auctioned off or sold as is, but the financial institutions and real estate agents are becoming increasingly concerned with their responsibility for any existing environmental issues including asbestos, lead paint, mold and other IAQ issues.
As a result, many lenders and real estate agents are hiring inspectors to look for damages before the home is put on the market. However, most lenders and real estate agents have relationships only with home inspectors, not environmental consultants and contractors. They are currently referring work to these home inspectors not knowing if they are qualified to assess or remediate the environmental conditions of the property they are about to sell. The lenders and real estate agents may also not be aware that the home inspectors insurance excludes the inspection or remediation of the environmental conditions of a property. Unbeknownst to the lender and agent, these facts compound their liability instead of shifting it to the inspector.
This brings up a marketing opportunity! As an insured company, you have the ability to put their concerns to rest. Being insured for environmental work provides assurance that you have already been screened as a qualified company. It also means that you can name the company that is hiring you as an additional insured for the work that you provide on their behalf (i.e. the lender or real estate agency).
We suggest that you take a copy of your insurance certificate, create a marketing letter and send it to all the banks and real estate firms in your area. For help creating the certificate of insurance, please give us a call.
